From 450 to 4,000 modules per month: the growth story of Modular System
Some companies grow. Others transform an entire industry from the inside out. Modular System is a Polish manufacturer of modular buildings whose story reflects this second type of growth – evolving from a business producing a few hundred hand-built modules to a manufacturing plant where a new module rolls off the line every seven minutes. It all began near Płock
Modular System was established in 2016 in Ogorzelice, near Płock, as a Polish-owned company backed by Polish capital. Płock is a city whose industrial identity is closely linked to the Orlen refinery.
That connection is no coincidence. Modular System delivered one of the largest worker accommodation complexes in Poland for an Orlen investment project, creating accommodation for approximately 6,000 workers across almost 37,000 m².
Back when the company was just getting started, modular construction in Poland had yet to establish a clear identity of its own. It was still a niche solution. Something perceived as temporary and somewhat makeshift – a solution for the moment rather than for the long term. The founders of Modular System saw things differently. Their perspective was shaped by more than 20 years of experience in modular manufacturing acquired through their work with other companies.

The milestones that changed everything
The beginnings were modest. As is the case with most Polish companies with genuine character. Production on a limited scale. Supplying local markets. Building expertise. Yet from the outset, one principle set the company apart and continues to define it today: maintaining full control over production. No outsourcing of key operations. No reliance on subcontractors where quality and lead times matter most.
1. The export breakthrough: a Polish manufacturer with a global reach…
One of the defining moments in Modular System’s development was its strategic shift towards export markets. The company began establishing a strong presence across Western Europe. Germany, the United Kingdom and the Nordic countries came first, followed by Ireland, Austria and the Baltic region. Today, exports to markets such as the United States and Saudi Arabia form an integral part of the company’s business.
Modular System supplies its products to more than 19 countries directly from a single factory in Poland.
This is no coincidence. The quality of the company’s modular manufacturing operations is backed by ISO 9001:2015 certification, AQAP 2110:2016 (the NATO standard), NATO NCAGE codes and Licence No. B-022/2019 issued by the Polish Ministry of the Interior and Administration, enabling it to meet the stringent requirements of global markets.

2. Crises as catalysts: when the world needed us most…
Modular System was ready to respond. The true test of any manufacturing company is not what it does in good times, but how it responds when urgency becomes critical.
The scaling up of Modular System’s production gathered particular momentum when the world began to require critical infrastructure at very short notice. The COVID-19 pandemic, the crisis on the Polish-Belarusian border and the war in Ukraine all put the company’s delivery capabilities to the test under the most demanding conditions.
Here are just a few examples of our projects:
- Temporary Hospital, Płock – comprising 199 modules, 196 patient beds (including 18 intensive care beds with dedicated oxygen installations), 8 multi-patient wards and facilities supporting 382 medical staff. Project delivery time: 4 weeks. The Temporary Hospital in Płock was one of the fastest healthcare facilities ever delivered in the history of the Polish construction industry.
- Container Village for the Government Strategic Reserves Agency (RARS) – the agency required infrastructure capable of responding to any emergency scenario. Modular System delivered 1,092 containers in 6 self-contained accommodation villages, with a total floor area of 15,834 m² and capacity for 1,536 occupants. The Container Village for RARS was completed in just six weeks, including full infrastructure such as power supply, water services and wastewater management systems.
- CPK Office Building – when the Central Transport Hub (CPK) required office facilities for the teams working on Poland’s new airport project, Modular System was selected as the delivery partner. The CPK Office Building demonstrates that modular construction is capable of meeting the requirements of the country’s largest infrastructure projects.
- Modular Village in Ukraine – 240 fully furnished homes, 540 modules and a site covering 2.5 hectares. Project delivered in 8 weeks. The Modular Village in Ukraine demonstrates how Polish modular manufacturing can respond to humanitarian needs on an unprecedented scale.

3. Factory expansion: the heart of the Modular System powered by Industry 4.0 technologies….
The years that followed saw the systematic expansion of the manufacturing facility in Ogorzelice. Every development project increased both manufacturing capacity and the degree of automation. A fully automated modular container factory was not built overnight. It was the result of years of carefully planned capital investment, supported in part by EU funding.
The result? Today, our automated production line is powered by 70 state-of-the-art FANUC industrial robots, processes 3,000 tonnes of steel each month and is capable of producing 200 modules per day.

Importantly, while EU grants and funding helped accelerate some of these investments, the direction was set by the company itself.
